The monthly installment of the housing loan is approximately 35 million Tomans.

The monthly salary of a worker is at most 9 to 10 million Tomans.

Currently, the monthly installment of the 960 million Tomans Bank Maskan loan amounts to approximately 35 million Tomans, which naturally excludes workers with a maximum salary of 9 to 10 million Tomans from the Bank Maskan loan list.

When discussing the living expenses of workers and the difficulties in providing their livelihood, experts always raise the issue that about 70% of workers’ livelihood is spent on housing expenses.

Recent statistics from the Statistical Center of Iran indicate that the average housing prices have decreased by 5% based on the statistics this summer.

One of the ways that may assist workers in becoming homeowners is to receive housing facilities. Unfortunately, with the current conditions for loan repayments, workers are unable to afford the installments.

According to the decision of the Supreme Labor Council in 1402, workers’ wages had an increase of 27%. Based on this, the minimum monthly salary increased from 4,179,750 Tomans in 1401 to 5,308,282 Tomans in 1402. This means that a worker in Tehran earns approximately 9 million Tomans with job benefits. However, how is it possible for a worker to afford high installment payments for housing loans, considering the costs of food, healthcare, education, clothing, transportation, recreation, communication, goods, and services, and most importantly, housing rent?

The new facilities provided by Bank Maskan for densely populated households in Tehran, with the ceiling of housing loans, are such that none of the workers have the ability to receive them. This is because they would have to pay a monthly installment of 35 million Tomans, which does not align with the average income of worker households and is several times higher than workers’ wages.
